Luxury Villa Rentals for 2+ people
A vast biosphere and UNESCO World Heritage Site along Mexico’s Mayan Riviera, Sian Ka’an sits between the jungle and the sea, offering nature lovers a true escape. Development here is limited, and regulations are strict. By adhering to these eco-standards, Sian Ka’an villas allow you to experience your own little piece of this lush paradise in style and comfort.
Originally meaning “Origin of the Sky” in Mayan, Sian Ka’an is a series of forests, mangroves, and lagoons spread out over 70 miles of coastline. It was a trade hub for the Mayan civilization and continues to serve local Mayan communities. Sian Ka’an was designated as a biosphere reserve in 1986 and then recognized as a World Heritage Site in 1987.
Today, Sian Ka’an is celebrated for its cultural heritage, its rich ecosystem, and its exceptional biodiversity, including hosting over 300 species of bird. And whether you’re kayaking through the mangroves, snorkeling along its reef, or boating through its ancient canals, there’s no shortage of ways to connect with the awe-inspiring nature around you.
Rental Escapes makes renting a luxury villa in Sian Ka’an easy. First, choose your travel dates. Next, select your party size. From there, your Rental Escapes Villa Specialist will happily present you with the best available Sian Ka’an villas for your group. Ideally located along the stunning coast, Sian Ka’an villas sit between the turquoise water and the lush greenery of the jungle. Off-grid, they blend seamlessly with their surroundings, creating an experience that honors and elevates its ancient past.
Top places to rent Sian Ka’an villas include by the Boca Paila peninsula, with eco-luxury homes set between the Caribbean and the lagoons; Punta Allen, a quiet village at the southern tip of the reserve; near Muyill, the archeological site at the northern edge of the reserve; and in the central lagoon region, where villas are often located directly on the water.
No matter where you stay, expect eco-friendly villas developed in accordance with the strict criteria set out in this nature reserve. You can also expect 5-star service, including from your Rental Escapes Concierge, who will help you get the most out of your stay.
Sitting on the Mesoamerican reef and with strict development standards, Sian Ka’an’s beaches are some of the best in the Mayan Riviera. Beachfront Sian Ka’an villas give you your own private strip of this unmatched coastline. They include:
Casa Nalum: Nalum means “Mother Earth” in Mayan, and that’s exactly what this villa will allow you to connect to. Located on one of the world’s best beaches and powered entirely with solar panels, wind, and a backup generator, Casa Nalum offers a boutique eco-villa experience in total peace and serenity. Plus, the full staff is on hand to handle everything you need, including all meals and snacks.
Casa Maya Ka’an: Located in Boca Paila, Casa Maya Ka’an is set on a beautiful beach, while also offering direct access to Caapechen Lagoon. Inside, you’ll find every modern amenity, plus a unique wood and Oaxacan fabric décor. It all combines to create a truly unique eco-villa experience.

It boasts a rooftop garden and infinity pool with stunning views, as well as a fully equipped kitchen, solar and wind power, a cinema room, and more.

It has a private pier to the lagoon from which you can snorkel, kayak, or just enjoy a dip. It even includes an overhead projector for relaxing movies under the stars.
Thanks to its limited development, Sian Ka’an eco-villas are forced to operate sustainably using solar and wind power. They include:
Casa Mam: Coexisting peacefully with the environment, Casa Mam uses modern tropical architecture to create a mesmerizing experience. Gaze out at the ocean from the rooftop deck before dipping in the infinity pool, or relax in your suite’s own hot tub. Thanks to the villa’s smart approach to water conservation, Casa Mam can offer it all.
Na’iik: A full-service villa meaning “house of air,” Na’ik uses an open concept to create a seamless flow inside and out. It’s set on a gorgeous beachfront, with shaders and loungers just bordering the water. It also features four well-appointed sites, each with its own terrace. This is eco-luxury.
Casa Kati Kaan: A true tropical paradise, Casa Kati Kaan is full of artful touches like a uniquely designed rooftop pool and plunge tub, as well as an open plan that allows the beach to become the backdrop of the house. It’s also fully equipped with paddleboards, kayaks, boogie boards, and snorkeling gear, so there’s always something to do.
Travelers to Mexico must present a valid passport upon entry. Travelers from some countries may require an additional tourist visa. You may also have to pay an entry fee to enter Sian Ka’an itself. Certain activities, including fishing, boating, and professional photography may require a special permit. Certain items, such as single-use plastics and outside ATVs, are also prohibited.
Most visitors to Sian Ka’an will first fly into Cancun International Airport. From there, it’s a two-hour drive to Tulum, the closest city. You can then drive into the reserve, though a 4x4 is recommended since the reserve is unpaved. Be sure to prepare for the journey with water, snacks, bug repellent, and a full tank of gas, as cell phone service is limited. Your Rental Escapes concierge can help with airport transfers, rental cars, and any other transportation needs.
Sian Ka’an is unpaved, so the best way to get around is by renting a 4x4 vehicle. Roads can be bumpy, so be sure to drive slowly. You can also use bicycles to navigate the paths. Boating is the best way to get around the canals. There are also guided tours you can take so you can enjoy more of the local flora and fauna and gain a greater appreciation for the history and culture of the area. Your Concierge can help with car rentals, guided tours, and more.
Peak season in Sian Ka’an is from December to April. This is the dry season and is ideal for outdoor activities. There’s also a high chance of spotting migratory birds, sea turtles, and dolphins. If you want to visit at this time, be sure to book early.

Sian Ka’an is safe, but it’s also a natural environment. As a result, you do need to be aware of wildlife, marine hazards, and biting insects. There are also limited facilities, though most of our Sian Ka’an villas are fully staffed.
Take a wildlife tour: Take a guided boat tour and spot manatees, crocodiles, dolphins, and sea turtles, as well as over 300 species of birds – all in their natural habitat.
Go snorkeling: Sian Ka’an sits on the Mesoamerican Barrier Reef, the second-largest reef system in the world. Your Concierge can arrange eco-certified operators so you can see the colorful coral and tropical fish firsthand.
Relax on the beach: Sian Ka’an is home to truly untouched beaches with soft white sand and turquoise water. Relax and enjoy the sound of nature all around you.
Development in Sian Ka’an is limited, so there are not a ton of dining options. You can find restaurants in Punta Allen, with a focus on fresh seafood and ocean views. The nearby town of Tulum also has a ton of world-class dining options.
Most of our Sian Ka’an villas include private chefs. Your chef can tailor meals to your taste, or they can surprise you with local flavors and ingredients. No matter your choice, expect fresh, organic produce and 5-star service.
Your Rental Escapes Concierge can help with private chef service and villa pre-stocking on any of our Sian Ka’an villas.
